EPCs & DECs

The main focus of GVA Grimley’s work on EPCs and DECs involves ensuring that our clients have the best possible practical advice regarding their financial implications. Such advice concerns issues like cost-effective procurement of Certificates, costing associated improvement works and how these might affect building ‘letability’ and capital values.

Pre EPC certification, teams and clients are recommended to discuss with BPMC the objectives that are being set for the building and the reason behind certification before commissioning an EPC with one of our providers. Our Building & Project Management Consultancy team is well placed to advise you and our clients on the wider sustainable agenda through feasibility studies, budget analysis and possible upgrade in order to achieve the best possible ratings for their properties. This compliments their work on BREEAM assessments and other sustainable tools in delivering a green portfolio to their clients.

We have in place agreements with different suppliers of EPCs – but these are not exclusive. Over the last year, the Property Management team has researched the market and discussed proposals with a number of suppliers. As a result, PMC have appointed Power Efficiency as their preferred contractor across the whole of our managed property portfolio.  

To avoid duplication of certification, teams are advised to check on the status of the building they are considering having certified by checking with the Property Management team. Click on the link, to check whether Power Efficiency has been appointed to provide an EPC by PMC on the property that you are interested in.

For properties which fall outside our managed portfolio, BPMC are in the process of training up in house EPC assessors. To deal with larger instructions for portfolios BPMC can co-ordinate and manage any requirement for EPCs  through our panel of assessors set up via a framework agreement  who can deliver on a national basis. BPMC have been active in the delivery of EPCs and have been instructed on over 200 EPC assessments since this legislation came into force.

BPMC now has a number of BREEAM assessors who can act as a consultant, liaising between your assessor and design team throughout the process to provide in depth advice on how clients can achieve the highest possible rating.

Our commercial understanding enables us to advise on the cost implications involved with higher ratings and identify quick wins at an early stage in the process.
